Default rate

Default rate within the meaning of Regulation (EU) 2020/1503: share of loans that entered default during a 12-month observation window (payment more than 90 days past due or full repayment deemed unlikely), relative to the loans not in default at the start of the period. Projects for which an amicable agreement has been reached are not considered to be in default (see the FAQ below). The risk-level filter also applies to this table.

Risk classification definitions

The classification is based on the annual rate of the projects.

ClassificationDefinition
Low riskProjects with a rate below 9%/year.
Moderate riskProjects with a rate between 9%/year and 10%/year.
High riskProjects with a rate above 10%/year.

Understanding performance

As soon as a missed payment is identified on an instalment, we apply a transparent and defined process whose progress is reported day by day to the project's investors. If the instalment is still unpaid after 30 days, the project moves to litigation: we open proceedings to enforce the guarantees taken on the project in order to repay investors. It is possible, and frequent, that we first seek an amicable resolution with the project owner, so as not to enforce the guarantees when the missed payment results from an unforeseen event (common in real estate) that they could not anticipate and when they act in good faith. Every amicable-resolution proposal is put to an investor vote, directly on the Bricks platform: the decision is theirs.

In accordance with Regulation (EU) 2020/1503 of the European Parliament and of the Council (Article 20) and Delegated Regulation (EU) 2022/2115:

A loan is in default as soon as at least one of the following two events has occurred:

(a) the CFSP (crowdfunding service provider) considers it unlikely that the project owner will repay the loan in full without resorting to measures such as enforcing the guarantee;

(b) the project owner is more than 90 days past due on a material credit obligation.

The default rate is computed over a 12-month observation window (calendar years, non-overlapping):

  • the denominator is the number of non-defaulted loans observed at the start of the 12-month observation window;
  • the numerator includes all loans in the denominator for which at least one default occurred during the observation window;
  • projects for which an amicable agreement has been reached between investors and the project owner are not considered to be in default.
Internal rate of return (IRR) actually received by investors, net of fees, computed from the cash flows effectively collected (capital and interest).
Theoretical maximum IRR if all projects ran according to the schedule in force, with no delay or default.
Gap between the maximum possible return and the net return actually observed; it measures the impact of delays and losses on annual performance.

Description of the measured indicator.
Year in which the projects were financed (raised). Each column groups the projects financed during the selected period, regardless of the repayment year.
Cumulative value across all selected periods.
Number of projects actually financed over the period. Failed or undisbursed raises are not counted.
Amount actually lent over the period (excluding failed or undisbursed raises).
Amortization term of the loans issued during the year, weighted by loan amount. The term used is that of the schedule in force (initial or amended).
Annual interest rate of the projects, weighted by loan amount.
Capital repaid on projects financed during the selected period (fully and partially repaid projects).
Share of the capital financed during the selected period already repaid (capital repaid relative to nominal financed).
Interest paid to investors for projects financed during the selected period, regardless of the payment year.
Capital outstanding on projects financed during the selected period and not yet fully repaid (nominal financed less capital repaid).
Number of fully repaid projects.
Amount of capital repaid on fully repaid projects.
Interest paid on 100% repaid projects. Interest received is allocated to the year of the raise, regardless of the payment year.
